Aparthotel Vertical is the first VERTICAL hotel complex with 126 rooms opened by NAI Becar in downtown Saint Petersburg during the summer of 2014. There is a laundry service, a fitness area, and a restaurant on the premises of the complex. Guests are treated to high-quality hotel service: room cleaning, concierge service, room service, etc. Vertical also has a restaurant club, a bank branch, and a modern security system including video surveillance and room access control.

NAI Becar offers three partner programs that enable investors to earn an annual income of 8% to 15% from leasing out rooms via a management company.

Development of the VERTICAL hotel chain

The concept of the chain is based on selling rooms to investors during the construction stage. When completed, rooms are ready for medium and long-term stays and are equipped with a kitchen, furniture, and all domestic appliances.

Investment project approvals

NAI Becar Apartments offers turnkey services for obtaining investment project approvals in Moscow and Moscow Region. We will:

  • Obtain approval for your investment project or alter the project concept in coordination with the Moscow Government Procurement Committee or the Urban Development Council of Moscow Region;
  • Provide assistance in obtaining an urban development plan for your land plot from the Moscow Architectural Committee or the Construction Complex Ministry of Moscow Region;
  • Alter the plot layout;
  • Make changes to the Moscow General Layout Plan or to the city plans in Moscow Region;
  • Carry out a pre-project study of the land use and development regulations;
  • Change the permitted use of your land plot;
  • Obtain approvals for facade design adjustments from the Moscow Architectural Committee; obtain an approval for the architectural and urban development concepts for capital facilities;
  • Obtain approvals for street and road networks, including federal highway exits, from the Federal Road Agency (Rosavtodor) and its subsidiaries;
  • Obtain specifications from the Federal Grid Company, Moscow United Power Grid Company, Rosseti, Mosvodokanal, etc.;
  • Register land rights with the Moscow City Property Department and the Federal Agency for State Property Management (Rosimushchestvo);
  • Obtain all necessary approvals and permits from the Property Relations Department of the Russian Defense Ministry;
  • File for, and obtain, cadastral certificates from the Federal Service for State Registration, Cadastre and Cartography (Rosreestr);
  • Register transactions and properties (including co-funded construction under the 214-FZ law) with Rosreestr;
  • Conduct an expert construction and security review of properties;
  • Assist in passing the state expert review of design and estimate documentation conducted by Moscow State Expert Review Company (Mosgorexpertiza);
  • Represent developers before courts and arbitration panels.
